1. The accommodation is a privately owned property furnished and equipped by its OWNER. Every effort has been made to assure all descriptions are accurate: however, Hidden Gem Vacation Rentals is not responsible for changes in furnishings, bed arrangements and equipment made by homeowners. Neither Hidden Gem Vacation Rentals nor the Owner will be responsible for providing additional (or removal of) furnishings or equipment. Certain areas of each accommodation are locked for the Owner’s personal storage and are not included in this rental.


2. Guest and all members of Guest’s party must be sufficiently quiet and peaceful so as not to disturb other guests or property owners. Quiet hours (11:00P.M. to 7:00 A.M.) are strictly enforced. Many locations are residential communities with many permanent residents. Please be considerate.


3. Maximum occupancy for this accommodations is as listed (including children). The maximum

occupancy permitted in the property is STRICTLY ENFORCED. All guests must be registered with Hidden Gem.


4. Private pools are restricted to the use of Guests staying in particular accommodations. Heed the signage or inquire. Pool availability is NOT GUARANTEED with any rental reservation. All pools are swim at your own risk.


5. Certain community Covenants and Restrictions prohibit hanging of clothes or towels from railings or other structures. No objects (coolers, bikes, floats, etc.) of any kind may obstruct or be stored in stairways, walkways, driveways or other common areas. Observe laws to protect flora, fauna and wildlife. “Leave nothing behind but your footprints, take nothing but your memories”.


6. Some Community Associations and Town Regulations ABSOLUTELY prohibit grilling on decks and porches because of the serious danger of fire.


7. Check-In time is anytime after 4pm unless otherwise approved. Please plan your arrival accordingly as we cannot give Guest key Code access until Check-In time.


8. Check-Out time is 10:00 A.M. or earlier. Fees for Late Check-Outs are $35.00 per each half-hour.


9. The operation, use and storage of RV’s, campers, and utility trailers are strictly prohibited.


10. A $50.00 or higher locksmith fee will be charged for lost keys and/or lockouts after office hours, and is payable at the time of service.


11. All of our properties are designated as SMOKE-FREE ACCOMMODATION. Guests are not permitted to smoke or consume any type of cigarettes, cigars, pipes and non-tobacco smoking products on the premises, except in designated smoking areas. Failure to comply with this policy will result in forfeiture of the entire Security Deposit or ADDITIONAL CHARGES and all violators will be required to vacate the property without refund or rate adjustment.


12. Guest is responsible for any damage, abuse, violation of smoking policy, excessive clean-up

requirements, moved furniture, or loss caused by any member of his party to the accommodation, or its contents during Guest's occupancy. Inspectors walk through each accommodation after Check-Out to ensure the property is left in good order. Manager will make final determination of the necessity of any charges to Guest’s Security Deposit.


13. Please be advised that linens are provided for property use and are expected to

remain in the property. Fees will be collected for missing and abused linens and towels.


14. Any guests found tampering with the hotel or house fire / emergency system/ camera system will

be subject to a $1000 fine.


15. Pets are allowed in select accommodations only. Violators will be required to vacate the property without refund or rate adjustment.


16. Responsible Groups Only. All rentals are to families and responsible adults only. If other than family groups attempt to Check-In, they will be refused. Should Manager have any reason to believe that a group has misrepresented itself, the group may be asked to vacate immediately. No refund will be considered under these conditions. 


No HOUSE PARTIES are allowed. We are serious about maintaining a family atmosphere for the quiet enjoyment of all. More than the allowed occupancy in a room is defined as a party. Authorities will be called and occupants will be evicted from the hotel. Criminal charges could be applicable. Loud noise, loud music, loud voices, horseplay, high traffic in/out rooms, and loitering are not permitted and can result in immediate eviction with no refund. All noise complaints which result in compensation to guests disturbed will be charged to the guest room whose noise caused the complaint. While we will attempt to contact you to give you a warning before eviction and/or calling the police, please note this policy may be enforced without warning. This is in order to protect other guests and property. All money, deposits and rents will be forfeited upon eviction.


17. The accommodation may be entered by Service and Maintenance personnel as necessary. All reasonable efforts will be made to handle maintenance emergencies; however, no guarantee can be made that such problems can be resolved immediately. Please notify our office of any maintenance needs during your stay so repairs can be scheduled. No rebates will be made for mechanical failures.


18. The accommodation may not be sublet. Guest is not a "tenant"; has acquired no interest in the property; and, is a licensee of the Property Owner.


19. Manager is not responsible for articles lost, stolen or left on departure. A $35.00 fee and C.O.D. charges apply if you request us to mail items left.


20. Neither Manager nor Owner shall be responsible for any losses whatsoever arising from Guest’s usage of the accommodation.


21. When, due to circumstances unforeseen or beyond the control of Manager, the accommodation reserved is not available or not tenantable, for any reason, money paid will be refunded pro-rata or substitute accommodations, if available, will be offered at the published rental rate. The responsibility of Manager is expressly, and hereby agreed to be, limited to such refund or substitution.



There will be a $45 cancellation fee for any and all cancellations. If the cancellation is received 14 days in advance of their reservation, they will receive a full refund of their deposit less the $45 cancellation fee. If the cancellation is within the 8-14 days prior to their reservation, they will forfeit their deposit. If the cancellation is made within 7 days of arrival, they will forfeit the entire amount of their stay. 




Drift On Inn:

  1. This is a SMOKE-FREE hotel, a $250 room recovery fee will be charged for smoking/vaping in a guest room including the lobbies. You must be 25 feet from any hotel entrance to smoke/vape. Please place any cigarette butts in the provider container not on the ground.
  2. All guests must be registered with the Inn. Reserving guest must provide Valid ID, Valid Credit Card and Valid Phone Number. Maximum number of guests allowed in the Queen suite 5 is (3), Rooms 1, 2, and 3 (2), and Room 4 (4). If the occupancy numbers are exceeded, there will be a fee of $50 per person and individual(s) may be asked to leave.
  3. The Drift On Inn is a No Pets facility, except for where required by law. We love our pets, but ask that you keep them at home. If pets are brought in the Drift on Inn, there will be a $250 deep cleaning charge in addition to any damages incurred.
  4. Direct Booking Cancellation Policy: Full refund 5 days prior to arrival for short stays (1-3 nights in duration). A partial refund of 50% of the total fee will be returned for cancellations 2-4 days prior. For cancellations within 48 hours of check-in day the reservation is no longer refundable. Full refund 30 days prior to arrival for longer stays (4-14 nights in duration). A partial refund of 75% of the total fee will be returned for cancellations 14-29 days prior. For cancellations within 5-13 days of check-in day, the fee is 50%. For cancellations within 5 days of check-in day the reservation is no longer refundable.





In accordance with Michigan Real Estate Commission Regulations, all Reservation Deposits are held in escrow in a bank chartered in the State of Michigan.


Interest on these funds accrues to the benefit of Hidden Gem Vacation Rentals.
